What is Orbit

An off‑market parcel you've sourced — driving for dollars, cold calls, mailers, MLS, whatever. If it fits our buy box, you submit it through the form below.

We do the heavy lift.

Sam negotiates with the seller, underwrites the deal, funds the purchase, handles title and closing, and lists the property for resale. You don't put up a dollar.

3.

You get paid.

When the deal closes on the back end, you get a cut. We'll spell out exactly what that looks like before we move on your submission.

Sweet spot is 10–80 acres.
Legal access — road, easement, or shared drive.

Inherited, tired landlord, tax‑burdened, out‑of‑state heirs, etc.
Buildable, hunt‑able, or recreational use.
Timber, pasture, woods, ridge, riverfront, lakefront — all welcome.

A few things worth asking.

Do I need a real estate license?+

No license required to submit a parcel through Orbit. You're not representing the seller or marketing the property — you're handing us a lead. We handle the transaction directly with the seller through title.

Do I need any money to do this?+

No. You don't put up earnest money, closing costs, or marketing dollars. Your only cost is the time spent finding leads. We fund every deal we close.

How long until I get paid after I submit?+

Land deals typically take 30–90 days from submission to close on the buy side, and another 30–180 days to resell. You're paid when the resale funds — usually wired within the same week of the closing.

What if I'm brand new to land?+

Orbit is built for new investors. If you're learning land, this is one of the cleanest ways to see real deals from start to finish without putting up capital. Submit what you find, ask questions, and learn from the deals as they move.

Can I submit a parcel I'm already trying to lock up myself?+

Yes — as long as you haven't signed it under contract with another buyer. If you've got a verbal with the seller, send it our way. We can co‑pilot the negotiation if that helps you learn.

Is there a limit on how many leads I can submit?+

Submit as many as you want. We'll evaluate each one individually. The more you submit that fit the buy box, the more deals you'll get paid on.

What if my lead doesn't fit the buy box?+

We'll tell you straight, and often we'll tell you why. That feedback is how you sharpen what you bring in next.
