Fair game

Ask about anything land.

Buying & selling land

How to find it, price it, make an offer, and not overpay — whether you're buying your first acre or flipping it.

Due diligence

Access, easements, zoning, wetlands, flood, utilities — what to check before you ever sign anything.

Title & closing

Clouded title, heirs, liens, surveys, and how a clean land closing actually goes through.

Financing & taxes

Owner financing, raising cash, holding costs, and how land is taxed when you buy, hold, and sell.

Investing strategy

Flips, holds, subdivides, recreational vs. buildable — how to think about land as an actual investment.

Your specific parcel

Got one you're staring at right now? Bring the details — we'll talk through it live on the call.

Your host

Meet Dr. Dirt.

Dr. Sam — a.k.a. Dr. Dirt — of Blue Ox Land Co.
DR. SAM · "DR. DIRT"
Blue Ox Land Co.

Dr. Sam buys, sells, and lives land — every single day.

Behind Blue Ox Land Co. is Dr. Sam — the guy folks started calling Dr. Dirt because there isn't a land question he won't dig into. Bring him just about any scenario and he'll help you troubleshoot it and think through how to play it.

Office Hours is his way of passing that knowledge back. Bring the question that's been nagging you and get an honest, plain‑English answer you can actually use.

Good to know

A few quick answers.

How much does it cost?+

Nothing — it’s completely free. Dr. Dirt Office Hours is just Dr. Sam giving back. Sign up, show up, ask away.

What can I ask about?+

Anything land. Buying, selling, pricing, due diligence, access and easements, title, taxes, financing, investing strategy, your first deal — or a specific parcel you’re looking at right now. It’s open Q&A, so bring whatever’s on your mind.

Do I have to talk or turn my camera on?+

Not at all. Come as a fly on the wall, type your question into the chat, or hop on the mic — whatever you’re comfortable with. That said, Dr. Sam always enjoys seeing a few smiling faces on the call, so flip the camera on if you’re up for it.

When are the sessions?+

Three times a week, all Central time: Mondays at 6:00 PM, Wednesdays at 12:00 PM (noon), and Fridays at 9:00 AM. Drop into whichever one fits your week — or all three.

How do I get the Zoom link?+

Sign up once with your name, email, and phone. We’ll send you the recurring Zoom link by email and text, and it shows up on screen the moment you register. Same link works for every session.
