Do you pay for deals?+

If a deal you send fits and we close it, yes — you get paid. We keep terms flexible from deal to deal and we'll spell them out before we move on anything, so there are never any surprises.

What kind of deals are you looking for?+

Vacant rural land, 1+ acres, with legal access and a motivated seller. We're most active in North Carolina, Tennessee, Minnesota, Wisconsin, Georgia, South Carolina, and Iowa — but honestly, we'll look at good land in just about any state. Off‑market is preferred, but if you're not sure whether it fits, send it anyway. We'd rather see one too many than miss a good one.

Do I need a real estate license?+

No license required to send us a deal. You're handing us a lead, not representing the seller or marketing the property. We handle the transaction directly with the seller through title.

Can I send a deal I already have under contract?+

Yes — as long as it isn't already locked up with another buyer. If you've got a signed contract or even a verbal with the seller, send it our way and we'll take a look.

What if my deal doesn't fit?+

We'll tell you straight, and often we'll tell you why. There's no downside to sending it — worst case you get a quick, honest answer.
