These Terms of Service ("Terms") govern your use of the Blue Ox Land Co. website at blueoxlandco.com and the services, forms, and communications we offer (together, the "Services"). Blue Ox Land Co. is referred to here as "Blue Ox," "we," "us," or "our."

By using the site, submitting a form, or attending an Office Hours session, you agree to these Terms and to our Privacy Policy. If you don't agree, please don't use the Services.

01 Who can use the Services

You must be at least 18 years old and able to enter a binding contract to use the Services. By using them, you confirm that you meet this requirement and that any information you give us is accurate.

02 What we do — and don't do

Blue Ox Land Co. is a land company. We buy vacant and rural land for cash, and we sell land — often with owner financing. We also share educational content and host free Q&A sessions about buying, selling, and investing in land.

We are not a real estate brokerage, law firm, tax advisor, financial advisor, or lender, and using the Services does not create any agent, broker, attorney, fiduciary, or advisory relationship between you and us.

03 No professional advice

Everything on the site and in our Office Hours sessions, emails, and texts is general information for educational purposes only. It is not legal, tax, financial, investment, or real estate advice, and it is not a substitute for advice from a licensed professional who knows your specific situation.

Land transactions carry risk. Before buying or selling, do your own due diligence and consult your own attorney, accountant, surveyor, or other qualified professional. You are responsible for your own decisions.

05 Office Hours sessions

Dr. Dirt Office Hours is a free, live, group Q&A. When you sign up we'll send you a link to join. Sessions may be recorded; by attending, you understand a session may be recorded and used by Blue Ox. Please don't share anything you consider confidential. The schedule and format may change or be canceled at any time, and answers given are general information, not advice specific to you (see Section 3).

06 Deal & parcel submissions

If you submit a deal, lead, or parcel to us (for example through Submit a Deal or Orbit):

By giving us your contact information, you agree we may contact you by email, phone, and text message about your inquiry and our Services, as described in our Privacy Policy. Consent to texts is not a condition of doing business with us. You can opt out of texts any time by replying STOP, and opt out of marketing emails using the unsubscribe link.

The Blue Ox Land Co. name, logo, content, text, graphics, and design are owned by Blue Ox or its licensors and are protected by law. You may view and use the site for your personal, non‑commercial purposes. You may not copy, reproduce, republish, or use our content or branding for any other purpose without our written permission.

The Services rely on third‑party tools — for example, our forms and customer‑management platform, our email and text providers, the video meeting service used for Office Hours, and social media platforms. We don't control those services and are not responsible for them. Your use of them may be subject to their own terms and policies.

You agree to indemnify and hold harmless Blue Ox Land Co. and its owners, members, and agents from any claims, losses, liabilities, and expenses (including reasonable attorneys' fees) arising out of your use of the Services, your submissions, or your violation of these Terms or any law.

These Terms are governed by the laws of the State of Minnesota, without regard to its conflict‑of‑laws rules. Any dispute relating to these Terms or the Services will be brought exclusively in the state or federal courts located in Hennepin County, Minnesota, and you consent to their jurisdiction. If any part of these Terms is found unenforceable, the rest stays in effect.

15 Changes to these Terms

We may update these Terms from time to time. When we do, we'll change the "Last updated" date above. Your continued use of the Services after an update means you accept the revised Terms.
